We acquire single family properties in the Katy, TX and surrounding areas. These properties are often distressed and require significant rehab. We acquire "Fix and Rent" deals backed by private money loans which are added to a portfolio of single family homes that we own and manage.

We offer private lenders the opportunity to lend with cash or IRA funds on purchase price and rehab amount that does not exceed 75% of the after repaired value. These are lower risk loans. Repayment of the loan is not dependent on sale to an owner occupant. The loan will ultimately be cleared via a refinance.
Loan terms are typically from 1 to 3 years in duration and are interest only. Interest rates are in line with risk and negotiated for each project. We have our attorney draw up the loan documents on behalf of the private lender.
